Why does the building need to be extended?
The community building on Dale Road Park has tremendous potential to better serve the community in meaningful ways. After being left unused for 10+ we have reopened the building to support sports on the part. From this usage we have found that the existing building is no longer fit for purpose and does not have the space required to offer all the services we would like to include.
By extending the building we envision introducing new facilities that could include multi-purpose meeting spaces, updated changing rooms, a café, and improved outdoor areas for community use.
Why can’t the existing building simply be refurbished?
There is not enough space in the existing building to accommodate all the facilities we would like to include.
Why have you chosen this location?
Extending the existing building is the preferred option to creating a new building elsewhere on the park. This help minimise the space used by buildings on the park and always us to benefit from the existing infrastructure in the current building.
How much parkland will be affected?
The aim is to minimise the impact to the park. The current building is 120m2, the planned extension will bring the building to 455m2.
Will any trees be removed?
The current plans do not impact any of the existing trees on the park. This will be monitored as the project develops and appropriate mitigation agreed with the council if there is need to remove any trees.
Will there be more traffic?
We have not yet completed a detailed assessment of traffic requirements for the proposed extension. We don't want to make assumptions about the impact the project may have before that work has been properly considered.
What about parking?
We recognise that parking is already limited at busy times, particularly when sports teams are using the park. We have not yet undertaken a detailed assessment of existing parking capacity or the potential impact of the proposed extension.
We intend to assess this as part of the development of the proposal. This will include understanding existing parking pressures, considering potential additional demand and identifying appropriate measures to minimise or manage any impact.
We are also keen to hear from local residents and park users about their experience of parking, particularly during busy periods. This feedback will form part of our understanding of the existing situation.
Will there be more noise?
We have not yet completed a detailed assessment on the noise impact of the changes. We will review potential operating hours to minimise the noise impact and look at the materials used in the construction of the extension to minimise noise.
What hours will the facility operate?
This is still be agreed. Operating hours will be based on impact to the community, demand for the facilities and contractual arrangements with the council.
Will there be external lighting?
Yes. Lighting will be added to support use of the building. Lighting will be designed to minimise impact on the wider park.
Could this lead to further development on the park?
At this time there are no further plans we are aware of for further development on the park.
What will happen to the park during construction?
A full construction plan has not been developed yet. It is likely that the existing building will be unavailable during construction and a portion of the car park would be closed. Full details will be confirmed if planning permission is granted.
How will the project benefit local people?
New Community Space
The updated building will provide a versatile community space for activities, meetings, and events, becoming a central hub where people of all ages can gather, connect, and build a sense of belonging. This will strengthen community ties and offer a welcoming place for residents to come together.
Improved Park Facilities
By upgrading the building the park will better meet the diverse needs of the community. Enhanced facilities will create a more inclusive environment, accommodating sports, recreational activities, and gatherings, thus appealing to a wider range of people.
Increased Park Usage
With more attractive and functional spaces, the park will likely see an increase in visitors, adding vibrancy and activity. Greater park usage fosters a safer and more dynamic atmosphere, encouraging families, friends, and individuals to enjoy the green space.
Community Ownership and Pride
When local clubs and organisations regularly use the upgraded facilities, they’ll develop a stronger sense of ownership and pride in the park. This engagement can lead to volunteer initiatives, improved maintenance, and a shared commitment to keeping the park a clean, safe, and welcoming place for everyone.
Reinvestment in the Park
The potential for generating income from facility hire, catering and community events provides a sustainable financial benefit. Any profits can be reinvested into the park, supporting ongoing improvements, and future development that will continue to enrich the community and enhance the park's appeal.
Can the proposal still be changed?
Yes. Any reasonable changes will be considered for inclusion in the proposal.
